Where do I start with UAGS?

Two registration tracks at /register — pick yours, then sign in at /login. Every workspace is isolated from other operators.

1 — Property operator (management company)

• Register at /register — account type «operator».
• Onboarding wizard: portfolio, units, leases, team (manager / accounting / ops).
• Billing: pricing tier is derived from active unit count (Starter up to 100 · Growth 101–500 · Partnership 501+) — see pricing.
• Simulator: /simulate before production WhatsApp.

2 — Direct owner (my portfolio)

• Register at /register?owner=true — «direct owner» account type.
• No intermediary management fee (0%) — direct-owner platform pricing is UNDEFINED (set later by admin).
• Same lease, collection, maintenance, and evidence flows inside your «my ownership» workspace.

After sign-in

• Operator home: portfolio and collections summary.
• Leases: create · activate · renew · terminate — events only, no silent edits.
• Maintenance: standard tickets and emergency track (2h SLA) — see maintenance.
• Evidence & compliance: sovereign vault · compliance.
